Not all flicker means the same thing
When a homeowner in Dandridge calls about flickering lights, the first job is to figure out which kind of flicker it is, because the answers range from a ten-dollar part to a serious safety issue. There are basically four patterns and each points somewhere different.
One light flickering on its own is usually the fixture — a loose bulb, a worn socket, or an LED lamp fighting an incompatible dimmer. Lights on one circuit flickering together points at a loose connection somewhere on that circuit, often a backstabbed receptacle or a wire nut that was never tightened. Every light in the house dimming briefly when the AC compressor or well pump starts is normal inrush behavior, though if it's severe it can indicate an undersized or loaded service. And lights flickering across the whole house randomly, or brightening in one area while dimming in another, is the pattern that needs attention today.

The loose neutral, and why it's the one to worry about
Your home is fed by two 120-volt legs and a shared neutral. The neutral is what keeps those two legs balanced. When the neutral connection degrades — at the meter base, in the panel, or at the utility's connection — the two legs stop sharing properly, and voltage swings. One side of the house can rise well above 120 volts while the other sags.
The symptoms are distinctive: lights brightening in one room while dimming in another, flicker that changes when a large appliance cycles, and electronics failing repeatedly for no obvious reason. Overvoltage will quietly cook LED drivers, TVs, appliance control boards, and computer power supplies. People often replace three or four devices before anyone connects the dots.
This is worth a same-day call. Diagnosis involves measuring line-to-neutral voltage on both legs under varying load and inspecting the terminations at the panel and meter. If the failure is on the utility side of the meter, we identify it and you get the power company out; if it's on the house side, we repair it.
Breakers that trip: overload, short, or ground fault
A breaker is doing its job when it trips. The question is which of three things it's protecting against. An overload is the benign one — too much current for too long, typically a space heater plus a hair dryer plus a vacuum on one fifteen-amp circuit. It trips after a delay, resets fine, and stays on until you repeat the same combination. The fix is redistributing loads or adding a circuit.
A short circuit trips instantly and hard, often with a bang or a visible arc. Hot touching neutral or ground, usually from damaged cable, a failed appliance cord, or a screw driven through a wire during a remodel. Do not keep resetting it.
A ground fault trips a GFCI or a GFCI breaker and means current is escaping to ground. In Dandridge, with a lot of homes near Douglas Lake, crawlspace and exterior moisture is a leading cause, along with well pumps and dock or outbuilding circuits. AFCI breakers are a fourth category — they trip on the electrical signature of arcing, which can be a genuine loose connection or occasionally a nuisance trip from a vacuum motor or an older appliance.
What's specific about Dandridge homes
Dandridge covers everything from historic homes in town to lake properties and rural places out on well and septic, and each brings its own patterns. Lake homes have docks, boat lifts, outbuildings, and exterior circuits, all of which live in a wet environment and all of which are common sources of ground faults. Those circuits also frequently have long runs where voltage drop starts to matter.
Rural homes on wells put a substantial motor load on the service that cycles all day. A well pump starting is the most common cause of the brief whole-house dip people notice, and a failing pump or pressure switch will make that dip much worse before the pump actually dies — which makes it a useful early warning if you know to listen for it.
Older in-town homes bring the usual mix: panels that have been added onto over the decades, mixed conductor types, junctions buried in walls from long-past remodels, and sometimes a subpanel in an outbuilding that was wired without a proper four-wire feeder. None of that is unusual and none of it is unfixable — it just means the diagnosis starts at the panel rather than at the symptom.
How a real diagnosis works
Parts-swapping is not troubleshooting. Our process is to start at the service and panel — checking voltage on both legs, torque on terminations, evidence of heat, and the condition of the neutral and ground — then map the affected circuit, then work outward to the individual devices. Thermal checks find hot terminations that look fine to the eye. Measurements under load find problems that vanish when nothing is running.
The output you get is plain-language: what's wrong, what it will take to fix, what's urgent versus what can wait, and a flat price. If we find something that isn't causing the symptom you called about but is a safety issue — a double-tapped breaker, a missing ground, a bootleg neutral — you'll hear about it with a recommendation, not a scare pitch.
When to stop resetting and call
Call the same day if you smell burning or hot plastic, see scorching around a device or panel, hear buzzing or crackling from a switch, outlet, or panel, have a breaker that trips instantly every time you reset it, or notice lights brightening in one part of the house while dimming in another. Those are the symptoms where the cost of waiting is not measured in inconvenience.
